Associate - Property Management and Leasing (UAE Nationals)

Job Purpose

Support the VP – Property Management, I&L and the Head of I&L in driving the operational, financial, and tenant performance of Aldar’s I&L portfolio.

Lead the execution of property management activities across assigned assets, ensuring efficient day-to-day operations, high service delivery standards, and alignment with asset management objectives across logistics parks, BTS assets, and multi-tenant developments.

 

Roles and Responsibilities

Property Operations Management

  • Support the VP – Property Management, I&L and Head of I&L in implementing Aldar’s I&L property management framework
  • Oversee day-to-day operations of assigned assets, ensuring alignment with asset management strategies and KPIs
  • Manage FM contractors, vendors, and AMC service providers, ensuring delivery against SLAs, contractual obligations, safety standards, and compliance requirements
  • Oversee vendor performance, contract compliance, and service quality, driving accountability and continuous improvement
  • Ensure compliance with health, safety, environmental, and regulatory standards
  • Drive continuous operational improvements across assets

 

Tenant Relations & Lease Administration

  • Manage tenant relationships to support satisfaction, retention, and lease renewals
  • Oversee lease administration processes including billing, collections, renewals, and documentation
  • Ensure timely resolution of tenant issues, coordinating with vendors and service providers where required
  • Coordinate with Asset Management, Leasing, and Finance teams on tenant performance and occupancy strategies

 

Financial Performance & Budgeting

  • Support OPEX and CAPEX budgeting in coordination with I&L leadership
  • Monitor vendor and AMC-related costs, identifying efficiency and cost optimization opportunities
  • Track key metrics including arrears, service charge recovery, and operational performance indicators
  • Support financial reporting and forecasting

 

Policies, Systems & Digitalization

  • Implement standardized policies and procedures aligned with I&L leadership direction
  • Support rollout and adoption of CAFM and digital systems
  • Monitor KPIs, SLAs, vendor performance metrics, and reporting dashboards
  • Ensure accuracy and integrity of operational data

 

Team Leadership & Stakeholder Management

  • Provide day-to-day directions, performance management, and support to the property management team
  • Collaborating with Asset Management, Development, Finance, and Legal teams
  • Act as a key interface for vendors, AMC providers, tenants, and service partners
  • Support alignment between internal teams and external service providers

 

Authority Liaison & Regulatory Approvals

  • Liaise with relevant government authorities and master developers across the Emirates to obtain required approvals and NOCs for property operations and projects
  • Coordinate submissions, documentation, and follow-ups related to permits, inspections, and regulatory compliance
  • Ensure all assets and operational activities remain compliant with local authority regulations and approval requirements
  • Support project teams in securing authority approvals during asset upgrades, fit-outs, and operational changes
